Legislative issues are important to all commercial real estate
investors and owner users. On April 30, 2014, BHGLAAR Officers, Directors, Committee Chairs and other volunteer REALTORS®
travelled to Sacramento to meet with State legislators as a part of the California Association of REALTORS®’ “Legislative
Day.” This annual event, affectionately known as “Ledge Day,” affords REALTORS® the opportunity to discuss
important issues with assembly members and state senators, and offers the legislators good access to a key group within their
constituency.
Among the hot issues deliberated were SB 1439 (Leno)
and AB 2405 (Ammiano). The Association (C.A.R.) is opposing SB 1439 which forces landlords to stay in business for at least
5 years, and AB 2405 which would prevent landlords from ever going out of business. Discouraging investment in housing is
bad policy, and property owners can’t see five years into the future. Further, both bills will force long-time owners
to proactively evict tenants prior to putting their property on the market. Since fewer buyers will be interested in the property,
property values will be decreased.
On May 20, 2014, the BHGLAAR Commercial
Committee produced “Transacting in Commercial Real Estate: The 2014 Seminar for Professionals.” Hot legal issues
